Housing Supports - Section 8 Rental Assistance - South Carolina

The Section 8 Rental Assistance Program is funded by the U.S. Department of Housing and Urban Development (HUD). The program provides rent payment subsidy to eligible families or individuals to help them afford market rents and provides greater choice to low-income families in South Carolina.

At present, this program operates in the following counties only: Clarendon, Colleton, Dorchester, Fairfield, Kershaw, Lee, and Lexington Counties.

Participants may be individuals or families. Applicants must have a gross income below the current HUD program standard, with income limits based on family size and county of residence. Any person, 18 years or older, or a family with a yearly income lower than the amount set by HUD may be eligible. The following three types of applicants receive priority on the waiting list. All others are based on when they applied:

·          Elderly (62 years or older) who are heads of household, or their spouse.

·          Disabled persons (as defined by the Social Security Administration) who are heads of household, or their spouse.

·          Veteran (head of household, spouse, or surviving spouse) with Active service in the Armed Forces of the United States.

Currently, each participating county has at least a one-year waiting list. For additional information about applying, see the Section 8 Rental Assistance Applications topic.

The names of eligible applicants are placed on a waiting list. When the applicant’s name reaches the top of the list, the family’s eligibility is verified and a rental unit or voucher is offered. The participant pays approximately 30% of their monthly income towards rent and utilities, and the Housing Authority pays the difference directly to the housing unit owner. Eligibility and the amount of assistance is re-certified on an annual basis.
