In order for WorkWORLD to calculate your financial eligibility for Section 8 assistance and the amount of rent you must pay, you must have found a specific rental unit. You must also find out the following information about that unit:
· The location of the rental unit: the County (or Parish (LA), Borough or Census District (AK)), and in some cases, the city (WorkWORLD will ask you for the city if it is needed).
· The Section 8 Program: You must ask your Public Housing Agency (PHA) which program you would be participating in to rent the unit – Tenant-Based Voucher, Project-Based Voucher or Certificate, Moderate Rehabilitation Project, Multifamily Subsidized Housing, or Other Project-Based Assistance. (See: Section 8 Housing Overview for more information.)
· The number of bedrooms: Your PHA uses the number of bedrooms in determining the size and rent amount (or the Payment Standard in the Tenant-Based Voucher program).
· The Utility Allowance: Your PHA's estimate of the cost of any utilities (except telephone) that are not included in the rent.
· The Payment Standard: The Payment Standard is used only in the Tenant-Based Voucher program. It is part of the formulas used to determine both financial eligibility and Family Rent to Owner. If the unit has more bedrooms than is standard for your family size, then you must also find out the Payment Standard for your family size.
· Minimum Rent: The Minimum Rent amount is set by your PHA. WorkWORLD must know this amount in order to calculate your rent if you should have little to no income.
· The Monthly Rent to Owner: In the Tenant-Based Voucher program the Rent to Owner is the full amount of the rent that the owner receives (the Family Rent to Owner plus the Housing Assistance amount paid by the PHA).
· The Actual Monthly Rent: In all other Section 8 programs, the Contract Rent is the rent that the owner receives (the Tenant Rent plus the Housing Assistance Payment (HAP) amount paid by the PHA).
· The Passbook Savings Rate: If you have more than $5,000 worth of income producing resources, you will need to know the Passbook Savings Rate used by your PHA to calculate the minimum income from your resources.
We recommend that you print this topic and use it as a checklist when you find a rental unit and talk with your PHA about it.
