The family rents an apartment or house at a cost that is affordable to them. The family pays 30% of their adjusted income for rent. The local Housing Authority pays the owner a subsidy for full rent. Rent is paid to the owner of the unit.
NOTE: WorkWORLD will calculate eligibility and payment amounts for Section 8 Tenant-Based rental assistance. Go to the Section 8 area of WorkWORLD once you have located a specific rental unit.
The family, with tenant based assistance, may find an apartment of their choice in the community. The assistance is not tied to the unit but stays with the family. The apartment or house must meet certain requirements regarding physical condition and rent charged by the owner. The owner must also be willing to participate in the section 8 Program.
In order to receive this assistance the family applies through the Local Housing Authority. The family usually needs to meet very low income limits. In most cases the family will be put on a waiting list until assistance becomes available.
The rent the family pays is based on their adjusted income. There are, also, several income exclusions, such as PASS and local job training programs. The family's portion of the rent is 30% of their adjusted income. The size of the apartment or house that a family may rent will depend on the size of the family applying. The family is to report all increases in their income. If an increase in income is the result of income that is not part of an approved income exclusion the rent will increase.
