The 811 program provides the disabled resident with both affordable housing and access to services. At least one member of the family must be between 18 and 62 years, have a long-term disability and be very low income to qualify. The resident pays 30% of their adjusted income for rent. The apartment is owned by a private owner who receives a subsidy from HUD. Rent is paid to the manager or owner of the building.
In order to receive this housing the resident applies to the manager of the building. If an apartment is not available at the time of application the resident will be put on a waiting list. The rent the resident pays is based on their adjusted income. There are also several income exclusions, such as cash gifts and medical reimbursements. The resident’s portion of the rent is 30% of their adjusted income. The resident is to report all increase in their income. If an increase in income is the result of income that is not part of an approved income exclusion the rent will increase.
