Public housing rent may be changed before the regular annual rent re-determination is due if the tenant experiences decreases or increases to gross or net household income.
A tenant may apply for an adjustment to rent when gross household income or net household income decreases. The rent decrease becomes effective on the next regular payment date following the report of decreased income to the local housing authority and its verification of the lower income.
Tenants must inform the local housing authority of all increases in income within seven days of such increases, including but not limited to increases attributable to new household members. When the tenant's monthly income increases by 10% or more over the amount calculated at the most recent annual or interim rent determination, the rent will be re-determined. The increased rent is effective on the first rent payment date of the second month following the increase.
If a tenant fails to report increase(s) in income and such increase(s) are later discovered, rent is increased retroactively to the second month following the increase in net income. Income will be considered increased if one or more of the household's exclusion(s) or deduction(s) are no longer applicable, causing an increase to the net household income.
