Rental Income (Unearned) - SNAP (Food Stamps)

In the Supplemental Nutrition Assistance Program (SNAP, formerly Food Stamp Program), rental income is money a person receives for allowing another person to use his/her property. It includes income from a lease.

If you spend less than 20 hours a week managing the property, then rental income is considered to be unearned. If you spend 20 or more hours actively managing the property, then the rental income is considered to be earned.

Active management of the rental unit(s) includes, but is not limited to, the following:

·        advertising;

·        showings to prospective renters;

·        accounting activities;

·        inspections; and

·        cleaning, repairing, and redecorating.

The following types of expenses may be deducted from the gross rental income:

·        real estate tax,

·        insurance,

·        utilities,

·        interest, and

·        upkeep and repairs.

Whether earned or unearned, count the gross rental income minus expenses.
