If you receive Section 8 rental assistance, then the amount you have to pay each month for rent and utilities is calculated in one of two ways:
· Family Rent to Owner: If you participate in the Housing Choice Tenant-Based Voucher program, then you negotiate with the owner of the rental unit to arrive at the Rent to Owner. A formula is then used to determine your family's share of the Rent to Owner. If your negotiated rent is high, then you may have to pay considerably more than 30% of your Adjusted Monthly Income in rent and utilities. Your Public Housing Agency (PHA) is supposed to help you negotiate a fair rent if you request such assistance.

· Tenant Rent: If you participate in any other Section 8 program (other than the Tenant-Based Voucher program), then the amount you must pay for rent and utilities is based only on your income (or the amount you receive in welfare for rent). Generally you must pay 30% of your Adjusted Monthly Income for rent and utilities.
